    Yo difiero un poquito de Carlos:
    Te renting contract has already been signed yet we reserve ourselves the right to terminate it in the unlikely event that the authorization of the Bank of Spain is not granted.

    Lady Godiva:
    La diferencia entre el uso de 'z' o 's' en authorisation/authorization responde a las diferentes grafías usadas en UK/US respectivamente. Dependiendo de a qué audiencia te diriges, usa una u otra. Ante la duda, yo tiendo a utilizar la de UK.

    Con respecto al uso del condicional o del presente, la opción de Begoña es de uso más corriente inglés, sin duda. No creo, sin embargo, que la utilización del condicional (como subjuntivo) sea incorrecta.

    the lessee (the tenant or leaseholder)

    Though I would say:

    The lease agreement has already been signed. However, we reserve the right to terminate such lease in the unlikely event that the Bank of Spain does not grant the authorization.
