4-bedroom flat or 4-room flat to rent?

Hi,

What is difference between 4-bedroom flat or 4-room flat?

The flat has, for example, 2 childrens' (bed)rooms, 1 bedroom for parents, and 1 living room connected to kitchen.
If a room is not just for sleeping, can I still say that it is a bedroom?

    It's a 3-bedroom flat with a kitchen/living room combination. It's a 4-room flat.

    What's the room that isn't used just for sleeping that you want to call a bedroom? If it's the living room/kitchen, then you certainly can't call it a bedroom.

    A 4-bedroom flat has 4 bedrooms; we know nothing about how many other rooms it may have. A 4-bedroom flat could be rather grand, and could also have a drawing room, a library, a dining room, a dressing room, and so on.

    A 4-room flat has 4 rooms. How they are used is not specified; you could put a bed in each and use all 4 as bedrooms, or you could have only one bedroom, and a living room, a kitchen, and a dining room.
