affair vs. matter

Buying a house is a big family "matter" or "affair".

When talking to a friend about buying a house and I don't want to rush to buy, which one is correct? If both, which one is more common? Thank you!

    Buying a house is a family matter – everyone should have a say about which house to buy, or in the case of young children, their needs should be considered.
