Dear native speakers, would you say appraisal or valuation when giving an estimated value in real estate?

Does "Valuation of two distinct office lots" sound rigth to you?

    For real estate, we almost always use "appraisal", especially when the property is being formally inspected by an appraiser/real estate agent to determine its value.

    Ex: This house was appraised at $ XXX,XXX.

    You can also use "property value".

    Ex: The property value of this lot is $ XXX,XXX.

    It depends on who is giving the estimated value, at least in the U.S. I cannot appraise my own house. I must call an appraiser to do that. He will set the estimated value of the house based on its condition, market factors, comparable sales in the neighborhood ("comps") and other arcane factors.

    I could estimate the value of my house, but I wouldn't say I could appraise it.
