Howe to use "no use"

Hello, could you help me how to use "no use" in this context?
If it's incorrect, what will be the the most natural way to say?

A: Your room is very big, what a nice.
B: Nothing is nice. it’s no use with big room.
(It’s of no use big / It’s no use having big room / It’s meaningless with big room.)
I better want to have big bed. But the landlord doesn’t even think of changing big one.

    B: It is not nice (or Nothing is nice about it). It's no use having a big/lot of room.
    I would rather have a big bed. But the landlord won't even think of changing it to a big one.
