Hi can anyone come up with the English equivalent to un leasing strumentale.

The context is in leasing a plot of land and the full sentence is:

si ipotizza un leasing strumentale con erogazioni a SAL.

I think it is something like an 'equipment lease' but this is certainly not a standard English legal/financial term. Has anyone come across this before?
