Will be vs. would be

I just want to remind you to submit your homework as soon as possible. It "will be" or "would be" due on next Friday.

What is the difference between them? Which is better in this situation? Thank you.

If you have already set the homework, it is due in by next Friday.

"It would be due next Friday" sounds odd. I'm trying to think when it could be used. A hypothetical sentence might be possible:
    - If anyone chose Topic A, it would be due next Friday. However, I'm pretty sure everyone chose Topic B, which is due next Wednesday.
